Great location as we were visiting friends who live close to Roundhay Park. The b&b doesn't serve breakfast but food and drink is available from several cafes a five minute walk away. We had breakfast in the Garden Room in Roundhay Park. The room was ok. We were there during a cold snap with outside temperatures below freezing. The room was just about warm enough. Unfortunately the ensuite wasn't heated and it was very cold. We were visiting from the south and we missed the news about the great northern toilet roll shortage and consequent toilet paper rationing. There was a part roll in our room and this just (only just) lasted until the first morning. The empty cardboard roll was left and when we got back that evening it had been neatly cleared away. But no placement toilet roll had been provided. Fortunately there were toilets in the b&b and we were able to pinch a roll from one of them.
A lovely guest house in a perfect location very clean and kind helpful owners. There is everything you need here very comfortable beds and pillows and quiet and peaceful location. Thank you again for a fabulous stay will see you again soon 👍
Stayed here for 11 nights. Cheap and cheerful. It's not a fancy place, but for me it was a great stay as I was visiting relatives who were a 5 minute drive from there, and was getting over jetlag (came from the states). There's not MUCH to do walking distance from there, but there are a few restaurants and places to pick up food as well as bus stops nearby. I'm diabetic and have meds that required a fridge, so I asked if they had one and they lent me one for my stay. Family members are friendly and helpful, room was clean even if a bit worn around the edges, and they respected my request that they NOT clean it during my stay (which is my preference). I stayed on a ground floor room fit for 2 people max (no dogs, there's a room across the hall that they allow folks with dogs to use), and a very small but efficacious ensuite bathroom (with an old fashioned sink where the hot and cold come out of separate taps). There's an old fashioned heater in there that you set yourself by turning a handle, and the bed is comfy and it's blanket was warm ...and the room had a window that is set up high, and opens to the alley between the hotel building and the private home where the owners live (if you want fresh air). The shower looked a little scary (its tiny and you can see under it) but it worked well enough, with hot water and decent water pressure. I liked it so much that I've been telling other family members about it for when we visit my uncle who lives nearby. (Oh, and if you look at google maps and see a Tesco across the street, which I got very excited about when booking the place, that's an error on Google's part; the Tesco is down a the street a few blocks away)
We visited here for a base whilst we were working close by. For our needs of a clean bed to sleep close by it was perfect. Half of us had the newly refurbished downstairs room which was basic but fab for the price. The other half had an upstairs room which they say got very hot with no way to cool it and there was no hot water. However, the breakfast was lovely, hosts perfect and all for a great price. It's great for a purpose!
