|Plans for a new housing development in Brayton, near Selby, have been submitted to North Yorkshire Council by Bellway Strategic Land. This proposal, made public on 24th August 2026, outlines plans for a significant residential project on a 23-acre site located south of Mill Lane and north of the A63. The development aims to provide up to 170 new homes, addressing the pressing need for housing in North Yorkshire.
Housing Plans Overview
The proposed development will include a mix of homes ranging from two to five bedrooms, making it suitable for various families and individuals. Importantly, 10 per cent of the new homes will be designated as affordable housing, ensuring that some of the properties are accessible to those on lower incomes. This is a critical aspect, given the ongoing housing shortage in the Selby area.
Environmental Considerations
One of the standout features of this development is its commitment to environmental sustainability. Nearly half of the proposed land will be set aside for public open spaces and wildlife habitats, including woodland, wetland, and wildflower meadows. This approach not only enhances local biodiversity but also provides residents with green spaces to enjoy.

Alex Bowling, the Bellway Strategic Land Manager (North), highlighted the importance of this project: “This land in Brayton is suitable to help address North Yorkshire’s acute need for new housing and the shortfall of sites identified to accommodate new developments in the Selby area.”
Community Connectivity
To enhance community connectivity, the development will feature a new three-metre wide footway along the south side of Mill Lane. This footpath is designed to improve pedestrian and cycling access to the existing community in Brayton, making it easier and safer for residents to move around.
Public Consultation Process
The plans have undergone a public consultation process, which included an exhibition held in May 2026. This engagement allowed local residents to provide feedback and express their views on the proposed development, ensuring that community input was considered in the planning stages.
Next Steps
With the outline plans now submitted, the next step is for North Yorkshire Council to review the proposals. If approved, a detailed planning application will follow, specifying the number of homes and their designs. This two-step process is standard practice in the planning system, allowing for thorough examination and community involvement.
