Sands Farm Cottages Overview
Originally bought in September 2025, Sands Farm Cottages has been completely rebranded and redesigned. The new owners—Samantha Richards, Sara Poskitt, and Maria Hatton—have turned the site into a collection of eight beautifully appointed properties, including a converted chapel, a farmhouse, and six converted dairy farm barns. Together, these cottages can accommodate up to 46 guests, making it an ideal destination for families, friends, or even corporate retreats.

Situated just outside Thornton-le-Dale, Sands Farm Cottages is conveniently located only five minutes from the popular Dalby Forest and approximately 35 minutes from the charming coastal town of Whitby. This makes it a perfect base for exploring the natural beauty and attractions of Yorkshire.

Each director brought their unique expertise to the project, focusing on unlocking the property’s potential. Sara Poskitt, a property developer, explained her vision: “Property has never just been about bricks and mortar to me, it’s about recognising potential that others can’t yet see. Sands Farm already had an incredible location and beautiful buildings; our job was to unlock that potential.”
She highlighted that this project was more than just a refurbishment; it was a complete transformation of the business. The team has made careful investments to enhance the guest experience and create a sustainable future for the cottages.
Creating a Unique Guest Experience
Maria Hatton, the interior architect, focused on giving the cottages a distinctive flair. “I love breathing new life into old buildings, and that’s exactly what Sands Farm needed,” she said. “A lot of countryside holiday lets are very ‘vanilla’ with cream walls and oak furniture; all very nice but all very similar. I wanted Sands Farm to stand out when scrolling through online booking platforms.”
To achieve this, the cottages feature dark woods, rich colours, and luxurious decor, providing the feel of a boutique hotel while maintaining the comforts of a self-catering cottage.
