We had a very poor experience with Adam’s Estates. We had booked a property viewing for today at 12:30pm and were already on our way—just minutes from the location—when we suddenly received an email saying the viewing had been cancelled. My husband called the agency, only to be told bluntly that the house had been sold. This was incredibly frustrating, especially since the property is still listed on Zoopla with no indication that it is under offer or sold. This is misleading and wastes people’s time. If the house was no longer available, the listing should have been updated and no further viewings should have been accepted. To make matters worse, the agent who answered the phone was unprofessional and dismissive. We found the whole experience to be careless and disappointing. We will not be using Adam’s Estates again and wouldn’t recommend them based on this experience.
If you are thinking of using their management service please read. I am a teacher currently working abroad and decided to put my home on rent and have Adams manage my property for me. Initially there was a delay in them coming to take photos of our property, followed by a further delay uploading the ad on their website. They had several excuses and I should have known better at that point. They found a good tenant for us and before they could move in I was required to have some safety tests done. As part of the managing process, they were to handle all of this. They managed to have the gas safety test done in time but I had to call them several times regarding the electric safety test. In the end due to the constant delays on their side, I had to get someone myself to conduct the safety test. This was followed by several calls to them to sort out the contract so the tenancy could start when I had requested it to. I had to do a lot of the talking with the tenants myself as Adams were not following up their queries in a timely manner. After the tenants had moved in and paid for their first month there was a delay from Adams when paying me the first months rent. The contract states Adams will hold the first months rent for 14 days. I had called them on the 15th day and they said it was with the bank and being sent, even though they do not operate on direct debits and only with standing orders. They then paid me towards the end of month eventually after several requests for the payment. The payment on the contract said the 1st of the month. It was later clarified that it can that 2 to 3 business days for it to be sent to me. They paid us later than this on 4 separate occasions where I had to email or call in for them to send the payment. Each time there was apparently a problem with the bank. This continued and earlier this month I was again not paid on time resulting in my bills taking my account into overdraft. As I live abroad it is very frustrating to be paying management fees and then have to call/email to request the money. Each time I have emailed or called the money was coincidentally sent 2 hours after. This month (February 2025) I was paid late and requested the termination of their services on the 4th of Feb as I cannot afford to keep checking my UK accounts whilst living abroad. They emailed 2 weeks later saying my email had ended up in the junk mail even though they email me my invoice every single month since the start of the tenancy. They also said that in the agreement it states I would have to vacate the tenants for this to happen. I have asked for documents showing this as I do not remember signing something with these terms. They have not replied even though my sister called them yesterday and they confirmed they would send them yesterday. Even if the documents are produced, I will still be vacating my tenants as I would rather do all of that than have these people managing my property. If you are a landlord and want decent people to manage your property please look elsewhere. My experience will not be the only experience of their poor services so please save yourself the headache. I am sure they will reply making several excuses but if anyone would like proof for my claims feel free to email me and I have everything documented and recorded accurately.
I arrive to my property that I am currently in the process of discussing with the other party snd going through solicitors to keep everything above board. I have had the property viewed by multiple estate agents who have all expressly informed me that they would not be able to progress without doing all the checks on the property and confirming ownership of the property with myself and the other party Whilst I have been trying to get the property valued and cone to an agreement with the other party I had another valuation booked to hopefully value the property close to what we both can agree on However imagine my shock to arrive at my property with a for sale sign on from this company The other party had mentioned this company however I was unsure due to the fact they valued the property well above the multiple other estate agency's I had previously got to value my property hence I saught another valuation which then I may have considered using this company I ring these to inform them I am the owner of the property and they have for sale sign out side and they need to take this down as I know nothing about this A 2nd phone call is made to confirm the time they are coming to remove the sign and take down the property from their website However they would then tell me they do not need my permission to sell my property and only needed the other party However a quick Google search shows this is Incorrect At this time I am very angry because I have a business telling me they can sell my property without my permission I inform them I currently had an estate agent there who was gob smacked at what they were saying. A third phone call later I finally get some sense from these and they agree to take the property of their listing however when I questioned them if they made any attempt to contact me as a owner of the property they did not answer this question only claiming they spoke to the other party They then inform that a contract was signed to sell my property without my knowledge Again I question how they can sign a contract wothout both owners? What are the fees? Agreements? I know none of this I asked then if they had done the proper checks on the property and checked the land registry again they inform me they didn't need to do this It's very concerning that someone would attempt to sell a property wothout consent of all parties or even doing their due diligence to make sure they are acting appropriately They have eventually taken the property off however this didn't happen without argument and telling me they didn't need my permission to sell my property They then called me back asking to tqke my review down because it wasn't fair on them and they didn't know There has been no attempt to contact me even though I had sent two separate valuations requests to them as I wanted to speak to them in perosn about the valuation they had given to my property to the other party however no reply was given to me I now know the reason is because they had signed a contract to sell my home wothout consent from myself
