Working with Julian Rich (Regional Partner, Garrington) on our move from Boston (USA) to West Yorkshire exceeded our highest expectations. With Julian’s guidance, we had a very competitive offer accepted on a beautiful property in our ideal location within two months of contracting Garrington, and we did it all without leaving the USA! We approached Garrington in March 2022 because we were in a slightly unusual situation: we were moving to the UK in July 2022, we wanted to purchase a house before that date, we were unfamiliar with the UK property market, and we were unable to fly home to view properties in person. Much to our relief and surprise, Julian had had experience working with clients in a very similar situation. During our first meeting, he walked us through the video technology he’d use to show us any property in detail, as well as his knowledge of the areas that we were interested in. We worked with Julian to identify our priorities, and we asked him to view a property that had caught our interest. Julian produced an excellent and comprehensive 30-minute video tour of the property that we were able to study in detail. That video, along with Julian’s care in quickly answering all our questions, helped us decide to make an offer on the house. During our many conversations with Julian, we came to especially value two aspects of his counsel. First, Julian listens. We had an unconventional wish list, and Julian balanced a firm grasp of what we were after with sage advice about aspects of the property that we had not considered. He advised us remarkably well, and he walked us through every step of the purchase from the initial offer to house survey. He was able to recommend excellent solicitors and surveyors—and everyone he put us in contact with were also first-rate. Second, Julian not only takes the kind of care you’d expect if he were buying the property for himself, he operates with integrity. We were buying the property from a seller in a difficult situation, and we really appreciated Julian’s empathy and understanding for their situation while working hard for us. When we arrived at the house it was exactly as Julian had presented it in the video. There were no surprises, and it really felt like we were coming home. It’s hard to believe how smooth—indeed, pleasurable—the whole process was from start to finish. We give Julian and Garrington our highest recommendation.
