I wish I'd read these reviews before I made the mistake of engaging this outfit. Same as all the others here, the person handling my case (I don't belive he has any qualifications) refuses to answer questions or communicate. I've tried contacting the team leaders and it would seem this communication issue is their standard. No reasons from them either. My mortgage offer is going to expire soon and they don't care, they've done nothing. The most they communicate is with the copy and paste response to these reviews. DO NOT USE THIS COMPANY
SAM Conveyancing and their solicitors Chadwick Lawrence basically cost us our new home due to a serious lack of competence, urgency, and basic customer care. Five months after accepting our buyer’s offer, they were still raising enquiries. Throughout the process they were frequently uncontactable for extended periods, repeatedly missed deadlines, and failed to progress the work. They caused us to lose two separate completion dates, pushed us to the brink of our mortgage offer expiring, and then abruptly withdrew from acting for us. They un-instructed themselves at what should have been the final hurdle. The level of stress this caused was extreme, entirely unnecessary, and wholly inexcusable. This has been one of the most frustrating and stressful professional experiences we have ever had. I would strongly advise avoiding SAM Conveyancing at all costs (or any third parties they outsource work to), and I would refuse to proceed with any future transaction involving them.
My experience with SAM Conveyancing and their appointed solicitors, Chadwick Lawrence, started well but quickly went downhill. The process began smoothly with SAM Conveyancing. They send many emails explaining what to expect, which gave me confidence at first. However, I was not aware that they would subcontract the actual conveyancing work to another firm (Chadwick Lawrence), and that’s where things became problematic. From that point, communication was poor and inconsistent. Important enquiries I sent were not passed on to the seller’s solicitor, leading 2 months of delay. I only found out through the estate agent that these hadn’t even been shared. Despite chasing repeatedly, I was never given a clear explanation or any accountability. As a first-time buyer, I felt completely unsupported. My questions were either ignored or brushed aside. In one call I was told some questions “weren’t for my solicitor,” without any advice on who could actually help. The guidance I did receive was often incorrect or incomplete, such as being told to arrange my own safety certificate (EICR) or vague advice regarding pet permissions, which could have caused disputes after purchase. The final straw was the complete lack of communication : phone calls ignored, requests for a meeting refused. This poor handling caused significant stress and ultimately led to the seller withdrawing from the sale because of the prolonged delays in receiving responses from my solicitors. It has been an extremely disappointing and frustrating experience that has cost me time, money (they refused to send my deposit back) , and the loss of a property I genuinely wanted to buy. Sadly, my experience has shown that neither firm delivered the professionalism, communication, or care that a buyer should expect.
Obviously I’ve been one of the unlucky ones. But if I can recommend anything it’s to ask for someone other than Rhianne Harris. 4 months into our process and I am still in the dark with no completion date, emails going unanswered, attitude when I call, and to be quite honest I think purposely ignoring and delaying my case because I have made a complaint. My sellers solicitors said they sent something over to Rhianne on Wednesday morning, Friday at 4pm still hadn’t heard anything or received anything so I called Rhianne to be told ‘I’m not gonna get to that today’ - that was it. No apologies, no timescale to when she would review it.. I had to ask for the document to be sent to me in the meantime. It was like speaking to a teenager on the phone. Not a solicitor. I haven’t had a single introduction from Rhianne on the phone, not a single explanation about any of the processes, what anything means or given a SINGLE update on timescales even though I am a first time buyer and I’ve been asking through the whole process. My complaint has been ignored, and if anything the service has gotten worse since. Quite frankly I’ve given up, me and my partner are living On someone’s sofa which we have explained multiple times, we don’t expect to be fast tracked in any way shape or form, but I DO expect minimum level of service - but I’ve no doubt we will still be there on Christmas Day! (Update) my second complaint has been rejected as according to them the service has all been fine - even though two other trained legal representatives have both confirmed they think the service has been unacceptable, obviously Chadwick have standards of their own.
I’ve used Chadwick Lawrence on numerous occasions, very happy with their service and never had an issue that wasn’t resolved when things became complicated during the sale process. Natalie Glover managed to resolve everything! Well done team, I would certainly recommend them. Thank you for your service
