I’ve had such a brilliant experience with Linley & Simpson Roundhay Lettings. From my first enquiry to getting the keys, everything was handled with clear communication, transparency, and professionalism. Jack was fantastic — approachable, quick to respond, and always happy to explain the process in detail so I felt confident at every step. All the important information, including how to secure the property and what to expect with holding deposits, was explained upfront, so there were no surprises. Any questions I had were answered promptly and thoroughly, and the whole team made me feel valued as a customer. I wouldn’t hesitate to recommend them to anyone looking for a smooth, trustworthy rental experience.
I usually give businesses a fair chance before leaving a negative review, but my experience with Linley & Simpson leaves me no choice. I rented a property through them from December 2021 until July 2025, when we had to move out due to being served with a Section 21 notice. During this period, I reported several issues with the property. Most of the time, the response was either delayed or filled with excuses. The most serious issue was mould and damp, which I reported repeatedly for over six months. Despite being told “we are working on it,” nothing was actually done, leaving us to deal with the problem ourselves. After moving out, I am still waiting for my deposit to be returned. Mr. Charlie Grayshon is handling the matter, and I received an email stating that further cleaning was required for items such as the dishwasher (which was never used), the washing machine and dryer (both left spotless—I even ran a final wash before leaving), the oven, and the fridge (which we thoroughly cleaned, moved, and mopped underneath). Their claims are simply not accurate, and I can prove it. It is unacceptable that after nearly four years as a tenant, I am still chasing my deposit and being met with unreasonable excuses. I will be starting a dispute process and seeking legal advice. Based on my experience, I cannot recommend Linley & Simpson to anyone. Terrible service and poor handling of tenants.
I am writing to share my disappointing experience with Linley & Simpson’s property management services, specifically regarding the Roundhay branch. Initially, I was very satisfied with the professional and efficient service provided by my assigned agent. Unfortunately, after her departure, the quality of service declined significantly. I was placed in the hands of the branch manager, who demonstrated a persistent lack of communication. Later, my case was handled by other agents, including a trainee whose correspondence was inappropriately casual and who provided biased and incorrect information. When I raised my concerns, rather than addressing the issues, the team dismissed them as misunderstandings on my part. This lack of accountability was particularly frustrating, especially given the agency’s promise of high standards. Instead of upholding landlord-focused policies, the agents seemed to prioritize their own convenience over my interests. As an overseas landlord, I rely on clear, timely communication and competent management—neither of which were delivered. While I appreciate the reputable foundation of Linley & Simpson, my experience suggests that some agents are complacent, relying on the agency’s past reputation to excuse subpar service. The promises made on the Linley & Simpson website are certainly not upheld by the Roundhay branch, and I would not recommend selecting this branch for your property. Their management must be developed to become efficient and transparent.
This branch operates with a clear lack of transparency, accountability, and professionalism. Communication is vague at best, and important details about how to secure a property — including the use of holding deposits — are simply not disclosed upfront, leaving applicants at a significant disadvantage. Attempts to ask reasonable questions or raise concerns are met with dismissiveness, and efforts to obtain even basic information like the complaints procedure are ignored. It feels as though this office runs on convenience for itself rather than fairness for applicants. Responsibility for this poor service must fall on the management. When leadership fails to act with integrity, that attitude filters down. The result is a branch where trust, clarity, and respect for customers appear to be in very short supply. I would not recommend this branch to anyone who expects a fair, transparent, or professional rental experience.
As prospective tenants, Linley & Simpson did not let us know until a week beforehand that we were confirmed to be moving in. We had provided all of the referencing and documentation in plenty of time. This simply isn’t good enough, and caused a lot of stress as my partner was supposed to be starting a new job and I was due to have surgery at hospital. Communication was poor. Upon chasing them up they said it was “normal” for there to be less than a week’s notice, which is shocking. I would have appreciated an apology for the delay and an explanation. On the other hand, they have been very good with several maintenance and other issues. The house is quite old, and within less than a year we have needed a leak fixed, a window pane fixing and a locksmith. L&S have taken care of this without much hassle at all. On the day of key pickup, we were caught in a pile-up on the motorway from Manchester and weren’t able to get to their office until after closing time. We are very grateful to L&S that they arranged for us to be able to pick up the key after hours - or we would have been stranded with all our belongings. Almost everyone I have spoken to at L&S has been polite and helpful. It’s just a shame that the move in process was tainted by them dragging their feet and keeping tenants in the dark.
