I would strongly advise anyone considering this company for conveyancing to find another provider. The negative reviews you may have seen are genuine from my experience. I was fortunately not the direct client, however I was very unfortunately an indirect client of the conveyancing service. Our buyer was provided an unqualified (or at least uncertified) conveyancer that appeared to be out of their depth with our file. This should not have been a difficult sale however throughout the process our conveyancer, our estate agent, our sellers estate agent and sellers conveyancer simply could not reach or get in contact with this company from one day to the next. This made the processs from start to finish difficult, frustrating and tiresome. This conveyancer does not appear to do any upfront or proactive based work which significantly slowed the process of the sale down. Based on some hurdles that presented themselves as a result of our buyer being a first-time buyer it seems the conveyancer were unable to steer them through the process and allay any of their concerns and we routinely experienced conflicting information from the conveyancer and our buyer who continually blamed each other for the reasons why things were not progressing. Based on our chain (a first-time buyer and sellers moving abroad (no chain) and our house a well maintained 30yr old house, this could have competed in 6 weeks. We purchased our 80yr old house after the offer from our buyer and we were ready to exchange for 4 weeks prior to the final completion, which was forced to become an exchange and completion on the same day as a result of our sellers needing to put a deadline on the completion date. I would highly recommend this conveyancers improve upon their communication skills, in particular, daily updates even if nothing has moved (and avoid rude emails blaming their "client" or others for their failures, and simply improve transparency). Practice proactive planning for example, contract and legal documentation preparation earlier in the process and education to conveyancers on basic exchange and completion time frames including organising of funds. We are grateful that our sale did complete by the skin of its teeth, however this conveyancer made this a far harder and much more stressful experience for everybody than what it needed to be and as a result we were unable to provide our buyer with the welcome to their new house they deserved as we were literally told Friday at 16:30 that we were doing a simultaneous sale and completion on the Monday, leaving us next to no time to organise anything.

We sold our shared ownership flat and bought a new home with Chadwick Lawrence. Bryony & Rebecca were amazing throughout the whole process. They were extremely quick to reply to emails and provide updates and always kept us in the loop with the chain. They also had to deal with our buyers solicitors (PCS Legal) who proved to be incredibly difficult to get hold of at key moments in the process - and this feels like it deserves special mention because I have no doubt Bryony and Rebecca were losing their mind as much as we were! Our house buying and selling process has been a storm of problems throughout - but we're thankful that our solicitors were never one of them. Thanks Bryony and Rebecca!

I’m not directly using Chadwick Lawrence myself, but one of my young staff members is currently buying her first home through them. From what I’ve seen and heard from her phone calls and emails, the experience has been nothing short of outrageous. The lack of response from the person handling her conveyancing is shocking. Days go by with no communication, and when the odd email does appear, it’s unprofessional and dismissive at best. It’s heartbreaking to watch her go through this she’s at breaking point with stress and upset, and frankly, she doesn’t deserve to be treated this way. This company needs to take a very hard look at its internal staff and the way they manage clients. Buying a house is stressful enough without this kind of negligence making it unbearable. Honestly beware. I instructed Chadwick Lawrence for a property sale and purchase and was unfortunately assigned Philip Manning. His service was nothing short of disgraceful. Completely unprofessional, dismissive, and consistently unavailable. He ignored countless emails and phone calls — not just from me, but also from both estate agents involved and my mortgage advisor. Philip Manning showed a total lack of care or responsibility, leaving everyone involved in the dark throughout the process. He made a stressful situation significantly worse with his lack of communication, urgency, or basic courtesy. I submitted two official complaints by email. Nothing changed. When I called to escalate, I was told it could take up to two weeks for a team leader to respond. It’s now been well over that — and I’m still waiting. To top it off, I’m still receiving payment reminders, even though I’ve already paid in full. If you value professionalism or basic communication, avoid Chadwick Lawrence — especially Philip Manning. This experience was appalling from start to finish.
