Deceptive and Predatory Parking Trap — Public Beware I successfully defended a court case against a parking charge issued at this site (Beachwood Solicitors, 378 Dewsbury Road, Leeds). **If you’ve received a fine here, please read this and know that you have grounds to fight it.** This location fails on multiple fronts — both legally and ethically. Here’s what you need to know: 🔎 Key Issues: 1. Inadequate and Non-Compliant Signage o Poor signage at the entrance to the car park — in breach of the British Parking Association’s Code of Practice. o The signs are printed in tiny, unclear text, sandwiched between a KFC dustbin and the premises wall — unreadable unless you’re standing directly in front of it. 2. No Lighting = Unenforceable o The entire site was unlit, making signs completely invisible at night. o This violates Clause 19.3 of the BPA Code, which requires lighting for signage if enforcement occurs during darkness. 3. Previously Free Parking o The space was formerly used by a hairdresser and was always free. o The entire rest of the parade offers free parking, so it’s entirely reasonable for shoppers to assume this bay was the same. 4. No Justifiable Need for Enforcement o There is no clear reason for parking enforcement at night when the business is shut. o Even if parking was needed for clients or staff, when those spaces are full, they simply park in the surrounding free spaces like everyone else. 5. A Revenue Trap Disguised as Regulation o This site is not about managing parking. It’s a honey pot, catching unsuspecting takeaway customers and local shoppers. o The setup targets the public, not to preserve access, but to generate revenue. 6. Disproportionate and Unfair o The actual parking fee was just £0.75, now even reduced to £0.50. o This kind of enforcement is completely disproportionate and predatory. ✅ Court Outcome The judge ruled in my favour, citing lack of lighting, poor signage, and unfair enforcement tactics. **If you’ve been issued a charge here, document everything, take photos, and challenge it.** 📢 Final Word This site is misleading, unfairly enforced, and appears to be set up for profit — not parking management. Local people and shoppers deserve better. Share your experience and don’t be afraid to fight back.

Nillu Choda from Beechwood solicitor was excellent and we can't praise her highly enough in acting for us for our all property leases and other related issue. I am using her as solicitor for me all the time and she always informed me all updates for my process. Also, My mum can't speak English and Nillu explained things to her in her native Language. Nillu Choda from Beechwood Solicitors, she is lovely person and her services is great. Nillu always asked me to putt my car reg number in parking screen for saving to get ticket. She is doing good job and her work is amazing.

16/10/2024 I parked my car next to KFC between 16:11 to 16:14 which is 3 minutes total and no parking signs on floor just put little stickers on glass to say no parking at anytime. Got a £60 fine! don't go anywhere near them. Reviews are bad and clearly making money from fines because business is clearly not good. Got the letter a month later so they can clearly make more money out of us.

Stay well away from this business, In a time of turmoil and financial hardship they smack a sign on the front of their business and have poorly painted yellow lines that you can't see in the dark then send you fines for parking there, which wasn't a thing prior to the KFC opening next door. They saw a financial opportunity to make a lot of money from people accidentally parking on there tiny stretch of land right next to a major fast food provider even when they are closed and not operating they still send you a fine for £60.00 Scam artists and i will make it my mission to spread this around and get these people to go viral.
