We found ourselves in a prolonged process due to an issue down the chain, but they were continuously vigilant and went the extra mile in chasing the relevant parties and keeping us informed. Sadly I cannot recommend this company. The whole package that they offer is poor, communication is very slow, questions asked are often not answered, but the crux of the issue is as follows: Most agencies use a 'Sole Agency' agreement for the sale of a property, that means that if the agent finds you a buyer you pay their fee, if you find a buyer yourself, no fee becomes due. Butlers use a 'Sole Selling' agreement, which means it doesn't matter who finds the buyer, a fee is due by the seller, this style of contract is not illegal, but is frowned upon by a number of independent bodies and is not classed as best practice as it is punitive towards sellers. Their terms of business make provision for a 'Sole Agency', but when questioned on it we got a simple 'we wish you all the best' and that was that. This is a business decision for Butlers and they can use what ever kind of contract they deem appropriate, but on the basis of their paperwork, lack of proper engagement and poor communication I would be unable to recommend this agency.

I have had dealings with Butlers over a period of 20 yrs and have always found them to be professional and helpful in every way. Recently I sold a rental property through them and it took just 6 weeks from accepting an offer to completing the sale. There are cheaper cut-price agents out there but it can be a false economy if you don’t get good service which may delay your sale and even worse, loose you a sale all together.

Highly recommend David, Leanne & the team at Butlers. As first time buyers who were new to buying a property, they made sure we understood the process. Everything ran smoothly, they went above and beyond accommodating additional viewings for our family and the communication was excellent.
