After being seriously messed about by a previous conveyancer, I was stressed and behind schedule. From the moment I instructed them, the Angela Viney team was exceptional. Sarah Whelan handled my case and was an absolute superstar — professional, super responsive, and always on top of everything with clear communication, explaining everything in simple terms as I was a FTB. Angela herself stepped in when needed and was just as brilliant, and Michaela also supported the process smoothly. The whole team worked like a well-oiled machine. They took me on mid-way through the sale, sorted everything out, chased up outstanding issues, kept me constantly updated, and somehow managed to get me to completion in just 4 weeks. This is the second time with have used the Shelf office for buying and selling our house. Michelle is excellent and thorough. On the day of the move MIchelle and Liam were really helpful. I would highly recommend. A great local service.

In a recent house sale this team represented one of the key parties involved in a complex chain. Although this was a complex chain the leadership team felt it was right to give the case to an apprentice (the status of who was stated as per their website at the time of completion) who was under qualified to deal with such a complicated sale. As a result of the poor management of the leadership team this sale was put at risk. It was left the the owner of the business to step in and try and recover the chain to enable us to complete. Whilst these efforts were initially held up when the team responsible for the transfer of cash failed to make the transfer correctly it risked the whole chain completing and falling apart. When asked about the transfer of cash they insisted it had been made despite the fact it had not. They lied about the basic fundamentals causing a huge amount of stress to all involved. Further to this they ignored follow up communications and acknowledgements +4 days later when the money was found. Communication costs nothing and this was at best poor - more aptly described as diabolical. Communication to party solicitors was appalling at best - calls and emails left unanswered for days and at the last minute we discovered vital information had not been followed up with mortgage companies for 4 weeks. These people have no consideration for the people within the wider chain which is totally inappropriate and should contravene CLC ethical requirements. I would recommend anyone in a chain confirm who the conveyancer solicitors are throughout the chain - if Angela Viney is involved insist the clients move or pull out - keeping them in your chain is a risk I wouldn’t take again.
