Our experience using Linley & Simpson has been excellent. Their knowledge of letting properties is exemplary, every eventuality is carefully considered and explained with a smile, while at the same time finding a tennant. The process so far has been simple and straightforward. Alex Marsh and Hattie Bowers have seen the process from start to finish with boundless enthusiasm and professionalism. We will not hesitate to use Linley & Simpson again in the future.
Absolute 5* service from Kieran on our house sale! From what seemed like an easy one (house sold from the first viewing!), the process ended up been far from smooth sailing... He would always keep us in the loop with any updates, and answered our questions before we needed to ask them, really helping to push it all through. And now we're in, and very happy!
Avoid this agency at all costs. Repairs are slow, cheap, and sometimes unsafe — and rent rises steeply every year. It’s also their apparent policy to deduct from your deposit for “cleaning” no matter what, even when the check-in report proves the property wasn’t professionally cleaned. Throughout the tenancy, urgent repairs dragged on for days. When the boiler broke in mid-winter, we went without heating or hot water for several days. The contractors they sent damaged the hot water tank and took even longer to fix it. Bathroom works were done to the lowest possible standard — tiles replaced with a plastic board that pooled water on the windowsill. When mould appeared due to a broken extractor fan (their own contractor said it needed replacing), they refused to act. When the smoke alarm failed, we were told to ask a neighbour to remove it ourselves — something their own contractor later described as unsafe. At the end of the tenancy, they tried to charge for “professional cleaning,” despite written evidence that the property was not professionally cleaned when we moved in. They ignored this completely, took over a week to respond to every email, and refused to discuss it reasonably. I’ve attached photos of the areas they claimed needed to be “returned to a professional standard.” These are the same areas they previously accepted as "professionally cleaned" on move-in, despite them accepting the check-in report in which we stated this was not the case. If you must rent through Linley & Simpson, prepare for long delays, low-quality maintenance, and endless deposit disputes. And avoid dealing with Anastasiia — consistently rude, unhelpful, and painfully slow to respond.
From first meeting the agent from Linley & Simpson ,I have been most impressed with the level of service & attention to detail. Nothing was too much trouble ,indeed they were very helpful even helping me to sort out my own purchase when I couldn't manage to ,due to my limited technology skills. I did have my house up with another local agent before i changed to Linley & Simpson, but found that it was a disappointing experience overall. Within a few weeks of Linley & Simpson marketing my property , I had two offeres from people in a position to proceed. I would definately recommend Linley & Simpson to anyone wishing to sell their property.
RENTER REVIEW: Completely unacceptable service. Serious issues like damp and mould were ignored, and a major leak from the upstairs toilet into my flat was left unresolved for about two weeks. After it was finally fixed, no cleaner was provided. I was also given misleading information about the pet policy — I was told they had checked with the landlord, but when I contacted the landlord directly, they confirmed no communication had been sent to them. If you want problems dealt with properly and honestly, look elsewhere. And no, I won't send you an email with more information, you have all the information here - stop acting like you can improve your service.
