We had a very stressful experience with this letting agent following the end of a long tenancy. My mother and I lived in the property for 12 years. We never missed payments, caused no issues, and considered ourselves good tenants. When we decided to downsize, we gave the required notice and vacated the property early, allowing ample time for viewings and re-letting. Despite this, we were later pursued for a series of disputed charges, including rent and council tax beyond our move-out period, as well as additional fees we strongly believed were not justified. We also faced demands for repairs that we considered to be normal wear and tear or related to historic maintenance issues. During the dispute, contact was directed at our guarantor early on, which caused significant distress and pressure for our family. As we were unable to resolve matters directly, I escalated the complaint to The Property Redress Scheme (PRS), the government-approved dispute resolution service for letting agents. After a lenghty investigation, where Estates declined the early resolution, and declined formal decisions, PRS fully upheld our complaint, rejected the agent’s review request, and ordered a refund and compensation. The ordered amount was paid following compliance action. While the rents may appear affordable and the business model attractive, I would strongly advise prospective tenants and guarantors to fully understand how disputes are handled and to be aware of the potential risks if anything goes wrong. In my opinion and reflecting our personal experience, they misuse their power position and attempt to pressure guarantors, moreso than the tenants themselves. This review reflects our personal experience and the outcome of an independent adjudication.

Taking the mick . Been tenants for years and upping the rent up all the time . House is still falling apart I'm having to fix things myself and pay for it myself. Been asking for over 4 years for help from the cowboys they use and still not do anything and if they do bodge it up more. Even had a rude gas man as always having problems with my boiler. Yet the rents going up for what reason not like they do anything all because a house is in a certain area Been here over 12 years and last 4 years just ignore help and up rent . Be very aware there cheap because the houses are falling apart and I have children here they don't care the lanord excepts benefits but mines not going to cover it soon while the millionaire takes poor people's money. Also beware of all the fake 5 stars fake as there kindness. Also they get nasty threatening to evict you if make any complaint about nothing been fixed

🚩🚩Honestly save your self the greif and do not apply for one of these houses I’ve been with them years never ask for nothing do all the work my self or ask family and yet rent is going up up and up Wich I wouldn’t mind but the houses are shh!! holes walls are falling apart doors hanging off the rotten frames there’s drafts in all windows freezing cold in winter that’s why there’s mold everywhere there so old yet they say the houses in the same area are the same price YES the lovely houses in the area not these freezing cold ancient things and don’t get me started on the work men 🤦🏼‍♀️ think they just hire any simpleton they make a worse job then when you reported a problem honestly avoid at all cost of someone told me how bad this was years ago ide of never rang them ide rather sleep in a tent . I’ve been on council bidding for 3 years cause I can’t wait to get out of this over priced tip they do not care they just want your money cause they know Youl pay it regardless of how long you’ve been there AVOID!!! 🚩 attached a photo for example does this house look worth £650 🤔no I don’t think so either I give up they can fix it all when I’m gone .

I have just had a air source heat pump installed thanks to Estates. I am more than happy, solar panels were installed as well. I have been a tenant of Estates for 6 years and I have always found them very responsive to any repairs or queries I had. I must say they have gone above and beyond to install my new heating system as I am disabled and they took this all on board. I cannot recommend them highly enough as landlords. Thank you. W.Williams.
