Kirkstall House

Booked a long stay here in July 2025 based on the images and description on booking.com. I quote from booking site '''The property includes a fully equipped kitchen with a refrigerator, oven, microwave, toaster, and kitchenware. Guests enjoy free WiFi, a washing machine, and a dining table. The apartment features a seating area with a sofa and a TV, ensuring a relaxing and convenient stay.''' We were allocated an attic room with a leaking roof one double bed and one single bed side by side but only one single duvet!! A heater in the sleeping area was detached from the wall shored up by a wooden unit and the electric input cable at the rear coupled together with electrical tape (see photos) There was no toaster the oven was in a disgusting condition unusable with no interior shelves and the microwave was rusty and filthy (see photos) No cooking equipment pans etc ( I have more photos off the conditions within this booking location. Following numerous contact with the property manager and requesting a solution we were told and I quote '''Stop moaning You've booked the cheapest in Leeds What did you expect? The Hilton All this for in excess of 2000.00 GBP We vacated the property after 2 days complained to booking who contacted the manager and was told we never arrived for the booking. Its still being advertised on booking.com and other sites. Should be removed

I would give a 0 stars if possible. The advertising on Booking.com looks totally different than reality… they charge cleaning fee and when I have checked in it was all dirty and the state of the room and bathroom is shocking. Blood stains on the wall, hairs in the sink and stinky smell all over the place. The state of the kettle is shocking. Honestly I don’t feel safe to stay here as the state of this place is unbelievable. Contacted the owner and Booking.com see what the outcome is going to be. Don’t waist your time and money to stay here… see the photos below…

Wow very curious about this one. Saw it listed as hotel on Google map when checking bus stop for times. Absolutely amazed its listed as a hotel as honestly its always been known as little more than a doss hole round here with all sorts of anti social characters coming and going. The photos on website look amazing. Dont be fooled by the pictures if you don't live round here. Still looks unkempt outside

There is no hotel here it’s just a house where all druggies live. Don’t fall for a scam.

54 and 56 Raynville Road,full off undesirable people who have been housed there during lockdown and owners cashed in mainly druggies and alcoholics causing anti social behaviour in area also rubbish left outside owners property over road Property was recently been used by 2 escorts to carry out there business
