Very welcoming host James is, I contacted to let him know we would be there early and asked if we could get the on street parking pass and then go into Scarborough until our room was ready when we arrived around 12.15 he had got the room ready for us so we had rest of the day to do what we pleased Rooms are very clean and beds are exceptionally comfortable. Breakfast was excellent with a good selection to chose from on the pre order form which you are asked to complete the night before and hand in by 8pm which is a great idea Staff who served breakfast were very good. the house is decorated to a high standard retaining some of its period features but with a modern twist. Located a couple of minutes walk from the spa fenicular railway which will take you to the sea front for a reasonable £2.50 return Very nice stay, excellent value and worth a visit

We stayed at The Waves in Mid April for two nights. It was our first visit there as we were going to a performance at the Spa Theatre. We found it to be a perfect location and had a fantastic stay. We absolutely loved our room, which was comfortable and had everything we needed. Really great lounge downstairs with Jukebox, books and Local Guides. We enjoyed a lovely quality breakfast with a wide range of options. Permits provided for parking. Special thanks to Kerrie and James who really looked after us and couldn't do enough to help. Hope to return very soon. Thanks so much Katy and Phil.

Just spent 2 nights at this lovely bed and breakfast guest house. Chris and Emma were very welcoming and friendly we were even offered cake on our arrival. ( I forgot to ask who baked the gorgeous date and walnut cake). The whole house is spotlessly clean. Our room was spacious the bed was very comfortable and no expense has been spared on the bed linen and the fluffy towels. The bathroom had both a shower and a free standing Victorian style bath which I loved. The breakfast was excellent too and was served in a nice dining room with fantastic unusual lighting. I would not hesitate in recommending this place to family and friends and will definitely stay there the next time we are in Scarborough.

Bath lovely, room spacious, TV channels great. Scrambled eggs and fruit assortment lovely. The lady who did the waiting and cleaning was literally run off her feet so couldn't fault her efforts. Open top Bus good for disabled in Scarborough just hop on a bus get a return pass cheep and can travel up and down unlimited. And trolley bus saves you walking down steep hill.

Recently stayed here. Emma greeted us at the door and she was so lovely and helpful. Very friendly and approachable, nothing was too much trouble for her. She very kindly brought up some fresh milk for us and offered to carry out bags up the stairs. The room we were in was so nice and the bed was super comfortable. The only slight problem was the water in the shower was lukewarm not hot. The breakfast we had was amazing and Chris is an excellent cook. Would definitely book another stay for a bit longer 😊
