The team have been brilliant in guiding us through out first time purchase. Charlotte in particular who was our main contact through the process was prompt with replies to our enquiries and couldn't do enough. PLEASE READ TO THE END! If you take one thing from this review, let it be this: avoid William H Brown, especially if you’re dealing with Jessica or Quinn. They exploited my inexperience, ignored reasonable attempts to resolve issues, and created one of the most stressful experiences I’ve ever had. This review isn’t for sympathy; it’s to warn others. I sold my house through WHB, and it was without question my biggest mistake. Despite my home being lovely with great potential, the sale dragged on nearly a year. From the start, I was never clearly told I was signing a fixed-fee agreement. As a first-time seller handling everything alone, I relied on the agent to explain the process honestly. Instead, that vulnerability was exploited. Quinn was the agent initially assigned, and I immediately felt underwhelmed by his lack of knowledge and professionalism. Looking back, my mistake was not trusting that first impression. He never explained the fee structure, never mentioned a choice between fixed or percentage fees, and certainly never clarified that if the house sold for less than the listing price, the fixed fee would remain the same. That alone would have changed my decision. When I asked directly about fees, he gave only a number with no explanation of how the structure actually worked or what my options were. That email is now conveniently the only “evidence” they rely on, since initial discussions with Quinn were not recorded. What is the purpose of sending an agent if they fail to explain the fee structure to a lay consumer? Failing to explain it was a tactical move on their part. I am not a property professional, explaining fees is quite literally the agent’s job. My naivety was taken full advantage of, and Quinn’s incompetence played a significant part. I received quotes from three agents. In hindsight, the others were far more transparent. Hunters, for example, explicitly stated that the fixed fee applied only if the house sold at the listing price, otherwise it reverted to a percentage, which is exactly how it should be. Sadly, it was only very late in the process, when matters were already too far advanced, that I revisited previous correspondence, prompted by the shock of friends and family with regards to the fees being charged, and realised how inadequately I had been guided. WHB were fully aware of my circumstances, yet rather than supporting me, they appeared to leverage that lack of experience to their commercial advantage. The manner in which this was handled gives the strong impression of a transaction driven by opportunism rather than transparency or duty of care. If you’re currently tied in with WHB, my advice is to wait out the 12-week contract and switch agents, you will thank yourself later. Trying to resolve the issue with Jessica, the branch manager, was equally frustrating. She ignored attempts to communicate and claimed to be on annual leave, conveniently without an out-of-office reply and with no one monitoring her inbox. Yet she resurfaced the instant the 7-day payment deadline passed, only to pass my file straight to debt collection. It all felt very calculated. Her role seems mostly verbosity with occasional administration, not customer care or responsible management. Before contracts were exchanged, I asked her for a face-to-face discussion to clarify fees. She ignored it. They knew I was too far into the process to back out, and they took full advantage. The entire experience was exploitative, underhanded, and unprofessional. At no point did I deny owing fees. I simply expected a reasonable discussion or a gesture of goodwill considering the misguidance from the start. Instead, they refused to budge. Their contribution during the listing? Two accompanied viewings, neither of which required their presence, as I handled them myself. They added no value whatsoever. Please always check the fee structure carefully, get everything in writing, and do not rely on this branch for honest guidance. There are far better agents who will treat you fairly and do more than just glorified admin.
We had been looking for a bungalow for some time through different estate agents and, luckily, we found the perfect one sold by William H Brown. Aliyah became our main agent helping us through the process by answering many questions and guiding us throughout. She was professional and polite, as well as bubbly and excited for us. All the staff at Shipley helped in their own way and encouraged us with differing points. We would wholeheartedly recommend this agency at any time. Thank you all.
We weren't really thinking about moving at all, but then saw "the" house that made us want to take the leap. After less than 2 weeks on the market, we had accepted an offer on our home in Shipley. We're now all settled in our new home, as are our buyers in our former home. What more can you ask for?
