DO NOT RENT FROM RICHARD KENDAL Update in response to Richard’s Kendall’s reply to my first review! How dare you insinuate that My “personal circumstances” ( and what your referencing was my mum being on end of life care at the time ) had anything to do with my poor review of your company. Regarding finding the moving out process hard.. I actually couldn’t wait to leave due to all the problems listed below! Also to note that what you’ve put about the photos being independently reviewed by the deposit protection agency is a bare faced lie because it never went to an investigative dispute case because the DPA said that looking at evidence and negotiating between both parties could take up to 8 weeks and so with my mum on end of life I decided I had more important things to concentrate on and accepted the deposit back minus the £520. My opinion of this company was low but whoever wrote the response to my first review should be totally ashamed of themselves! Just had £520 taken from my deposit after renting 2 Hawthorne close in kirkhamgate for a year. Firstly as far as the landlord and that property is concerned avoid. My toilet kept blocking landlord came round twice with his jetwasher to unblock on the 3rd time I was told I had to pay for a plumber as it must have been me putting too much toilet paper down. In 42 years I’ve never had this problem before. My plumber advised me and sent Richard Kendal an email explaining it wasn’t me and that the drains were collapsing due to him jet washing them. I was also blamed for the mould on one external wall. For putting my furniture up against a wall?? So I moved it all and guess what still mouldy. Many more things. When moving out I’ve been charged £520 Untidy garden ( one picture zoomed in on the one thistle that I couldn’t get out of the front garden ) The grass in the back garden that was all cut but browning cause of the dry weather. Deemed untidy Unclean toilet 🤔 with the evidence .. a zoomed in picture of a closed toilet lid. ( which was clean may I add) but how can you see the toilet with the lid closed! So many things and Richard Kendal helped tha landlord by taking photos in a way that did not show a true representation of how I left the property. I tried to fight it throughly the deposit scheme but this would take weeks and I’ve got my mum on end of life care so need all my strength for her. But below is how I left the property. Yes there was a couple of scuff marks on the wall but nothing a lick of paint wouldn’t solve ( general wear and tear ) I’m house proud it was my home. Absolute con artists.
We had a very good first time experience with Richard Kendall estates. The process was so smooth. Thanks to Alice who took us through the whole process. Very kind and professional. We love our new home.

We recently sold a relative's home through Richard Kendall and the service was excellent. The team and in particular our main contact Mandy at the Ossett office kept us informed and updated throughout, explaining where we were at every stage of the process. A professional yet personal service and we would recommend Richard Kendall to anyone thinking of buying or selling a home.
Extremely disappointed with the Richard Kendall Horbury lettings team. During my tenancy, a maintenance worker actually warned me not to report issues because Richard Kendall’s “get annoyed and want you out.” That says everything about the culture. When problems were reported, responses were slow or nonexistent. After moving out, the rent/deposit handling was appalling. Staff were rude, dismissive, and clearly sided with the landlord despite false claims being made. When evidence showed I was in the right, paperwork was conveniently withheld. I took the matter to TDS and won the case, proving the claims against me were unfounded and that the agency’s handling was unfair and unprofessional. The only person who was helpful was the lady who carried out inspections. Other than that, I would not recommend them as a letting agent to anyone.
