I recently rented out my home through L&S. The process was quick and straightforward, and Hannah and Sam, who handled my property, were very efficient. However, I was disappointed to find that all their prices are listed excluding VAT. While this may be common practice for some companies, in this context it comes across as deliberately misleading — particularly as the true costs only become clear once the first statement arrives, by which time the contract has already been signed. Providing full, VAT-inclusive prices upfront would be more transparent and professional.
This company is nothing short of shameful. Every experience I've had with L&S has been a nightmare and a set up cash grab for them from the start. Everyone I know, who has used this company has told me the same things I've experienced. Unhabitable homes. Fake/doctored inventory images. Poor customer service. Rude argumentative staff, this is truly shocking to experience. This review is not just for Wetherby. It includes the York branch and also the Leeds branch. I've had the same experience and have been told the same horror stories I found, by so many other people - for each of these branches. Unbelievable company. I would never ever consider Linley and Simpson as agents again and I tell everyone I know to avoid them at all costs. The only transparent thing about L&S is, they don't care about you one bit as a customer, they just want your money and they sure show it. Hats off to Jo from the York branch too. One of the most awful & dishonest people I've ever had to deal with in my life. Good luck if you are still keeping an open mind about this place. It will bite you right in the....
Our experience through renting a property via Wetherby branch has been excellent and has been our first time using Linley & Simpson. Cheryl is a credit to the branch, she has been very friendly, professional and informative on the different properties that we viewed and really took the time to understand our needs and was very empathetic to our situation around relocation. Both Cheryl and Peter were extremely prompt on email/follow ups and have always come back to us quickly around questions on the property or process. It has been a pleasure using the Wetherby branch of Linley & Simpson as part of our property search and they made the process smooth and stress free! They have high levels of customer service and care and I would highly recommend using them!

My experience with the Wetherby branch has been excellent. Cheryl showed me round a property which I loved straightaway. Cheryl was very friendly and helpful, she answered all my questions and gave some helpful advice when asked. After looking round the property, she has always been very prompt with her email responses, and she gets back to me when she says she will. I have also spoken to a few other members of staff at the Wetherby branch and they have all been very helpful, particularly one lady who took the time to help me fill in my application form when Cheryl wasn't available. Wetherby's Linley & Simpson, and particularly Cheryl, have made this a pleasant and smooth experience, which I'm very grateful for and I wouldn't hesitate to use them again.
