pro: someone helped me carry my suitcase up the stairs since there was no elevator con: in Jan, frozen to wake up in the middle of the night to find heater turned off. I could see my breath was making white fume already. no one was responding to my messages. the bed was beside the window which leaked wind. i wore all my clothes and still couldn't stop shaking. it was like sleeping on the streets. I waited at first, hoping to tough it out until next day, as I would really hate to disrupt the host’s sleep. But I started to get sore throat and a really bad headache. Eventually I called the host by phone, only to get shouted at and interrogated. Eventually the host said she would come. I tidied up the room to welcome her but she never ever checked in with me. I could hear someone turn some switch externally to my room just outside, then heater started to work again. But she never said anything to me. No apology, no checking whether I was ok, no explanation on why my heater was turned off at the first place, not even any excuses for shouting at me earlier. shower inside room with all the moisture, but toilet is outside. owner told me toilet was mine only to use, but i could hear it flushed multiple times throughout the night, the toilet seat was wet with pee when I next used it and there were tissue papers in the toilet bowl clearly not from me (I always remember to flush thoroughly each time). bed, with all the bedding etc, touches the heater directly. fire hazard when the heater is on

Had a lovely 1 night stay as part of my husband's 60th birthday celebrations (family of 3). Room was very well equipped and lots of extra nice touches added because it was his birthday. Great to be able to park for free for 2 days and fantastic location within walking distance to York centre (lovely scenic walk by the river as well). Hosts very welcoming and helpful. Breakfast was delicious (couldn't eat it all!). We would definitely stay here again. Thanks for a fantastic stay x

We stayed on 3rd August for just one night. It's a lovely guesthouse, spotlessly clean. We had a triple room, and it was lovely, breakfast is in with the price and was delicious and hot. Our hosts were really friendly. All in all it was a great experience. The location is great too, being about a 10 to 15 minute walk (I walk slowly) from the town centre. I would definitely stay there again and would recommend it to anyone.

This property was very good spotlessly clean quite convenient east walk uptown and to the train and I liked Phil however he asked if we could pay our bill by cash which we did with the promise it wouldn’t be charged to our card. I foolishly trusted him but upon returning to Canada we saw the room had been charged to the card. After contacting Phil several times all we got back was silence. It truly pains me to make this review as I genuinely like Phil but his dishonesty cost us 395.00 Canadian so here we are. I’m partly at fault as I trusted when I shouldn’t have.

Fantastic place to stay, immaculately clean modern and tasteful. Great shower in the bathroom we were in the triple room which was very comfortable with 2 lovely big windows. There was a fridge, bottled water and a selection of tea and coffee. Breakfast was in a great dinning room, loads of choice for all dietary needs all of which were lovely. The hotel is close to the centre easy walking distance along the river and free parking available. Would highly recommend staying here pictures on booking didn't do it justice, I will definitely be staying here again.
