Property Description

On a quiet tree-lined cul-de-sac, B+B York is a 10-minute stroll from York city centre and offers rooms with attached bathroom, bar/lounge facilities and on-site car parking. The main building dates back to the late 1800s and B&B York still has some charming original features, such as a splendid grand staircase and patterned windows.

The contemporary and comfortable rooms each have a flat-screen TV, a radio, tea/coffee making facilities and complimentary biscuits.

The bar is open until late every day. Complimentary tea, coffee and mineral water is available to guests throughout the day. Guests can relax and read the daily newspapers, with a selection of beers and wines available. Several bars and restaurants are located within a 10-minute walk and staff are happy to give recommendations.

Full English, vegetarian, vegan and continental breakfasts options are available. Special dietary requirements can be catered for on request.

Bedrooms are located in either the main building or in two separate buildings around the car park. The hotel is 10 minutes' drive away from York Racecourse. Historic York Minster and all of central York's attractions are a 10-minute walk away, while York Railway Station is a 5-minute drive away.

Our stay was unfortunately disappointing. From the start, we didn’t feel welcomed by the receptionist, who promptly asked for an additional £30 for parking. This brought our total to £100 per night, which would be fine if the room matched it, but it didn't. ​The Room Located in a separate building, the room felt a little like a dungeon. It was old, dingy, and needed some maintenance. Because the room sits ground level in full view of other rooms and the car park we kept the blinds down our entire stay. It also felt like the owners were trying to maximize profit at every turn. For example, skipping toiletries to "save the planet" felt laughable, and having the bathroom heater on a timer for only a few hours a day was strange and uncomfortable. ​Breakfast & Service The included breakfast tasted nice, but the portions were tiny. The 8–10 AM window felt like a tactic to limit the number of guests who actually show up; we ended up skipping it on our second day to go elsewhere. ​The Logistics The location is perfect, and we found that while the paid parking only lasted until 11:00 AM on Sunday, you can actually move your car to the street for free on Sundays ​Final Verdict I wouldn't have minded these quirks if the price were fair, but you can get much better value elsewhere. It really felt like they were cutting corners wherever possible.

Location - great, 10 mins walk to York. Staff - friendly and super efficient, a pleasure to see a team working so well on a very busy breakfast shift - much better than many large corporate chain hotels we have stayed in. Breakfast - decent breakfast with a good range of options. Room - good size, very clean and warm. Parking - very reasonable price for parking in York. Stay again - definitely. Value - very good. Recommend - absolutely. Overall - spot on, far better than many places we've stayed in.

I did not have a pleasant stay at this hotel. The rooms are mediocre at best: very basic and clearly in need of renovation (rotting window frames, poor and dirty sealing in the bathroom). What bothered me even more was the presence of an unfriendly and rude woman on staff. Instead of greeting guests with a friendly “good morning” or welcoming them to breakfast, she simply barks, “Room number?!” She is constantly stressed about the tables (there are too few breakfast tables for the number of guests). While you are still eating, she pressures you to leave so others can take your place. The breakfast itself was also very disappointing. There is no buffet, only a very limited menu. The only somewhat healthy option is the porridge, which is extremely plain and served without any fruit. When we asked for fruit, we were practically laughed at, so on the following days we brought fruit from the supermarket ourselves. To be fair, all the other staff members were very friendly, and the location of the hotel is excellent, within a short walking distance of the city centre. Despite these positives, the overall experience was disappointing. Won’t recommend and won’t come back!

Hi. Me and my brother stayed here last night. It is a lovely place to stay and the location is perfect! When we arrived at 1pm and check in is at 3pm, no problem. We asked if we could store a few things and were told, I prefer if you don't by staff. I did not get his name but he was on the front desk. We did not find him welcoming, friendly or warm in any way. When we returned later the lady who was on the front desk was the opposite. She was great, helpful and very welcoming and warm. The breakfast was great and the staff who served us were lovely! I was also shocked to be charged to park our car. Thanks for a pleasant stay.

We have stayed at B+B York a few times over the years and, unfortunately, this visit may be our last. While the stay was generally fine, it’s often the small things that make the biggest difference—and this time the hotel fell short of expectations. To be clear, we have no major complaints. If you choose to stay here, you’ll likely enjoy your visit overall, as we have previously and as many positive reviews suggest. The hotel offers convenient parking, a good location and a tasty breakfast in a pleasant dining room. We arrived early. Although our room wasn’t ready—which is understandable—we were given a parking pass so we could head to the Christmas markets before returning later for check-in. Some hotels do accommodate early arrivals and most in our experience try to, but it wasn’t possible this time. Still, we were checked in shortly after 3 p.m. We upgraded to the executive suite for a special occasion, including attending the UK Snooker Championship final. The suite is spacious and generally well equipped, but a few issues stood out. Toiletries are no longer provided in the room; instead, guests must request them from reception. We hadn’t “forgotten” toiletries—we simply hadn’t packed them, as this is the first time in decades of travelling we’ve stayed somewhere without any. We understand the sustainability reasoning, but guests should be aware. Reception did supply what we needed. More concerning was the mould inside the shower toiletries holder—something we would be surprised to find in any room, let alone an executive suite. We hope this is cleaned or replaced promptly. One of the skylights also doesn’t close properly due to a missing latch, not ideal during a cold, wet and windy winter weekend. Breakfast was generally good, but I was surprised to be refused a simple substitution for a breakfast roll. Of the three fillings, I only liked one, and asked if a hash brown could be used instead. I was told this was only available for vegetarian breakfasts. For the prices guests pay, it felt unnecessarily petty not to accommodate such a basic request. Aside from that, the morning staff were friendly. Reception service was more disappointing. Instead of the warm welcome we’ve previously received, check-in felt abrupt and disinterested. Everyone has off days, of course, but it didn’t set a positive tone. Noise was also an issue. We were woken by loud banging around 6 a.m. on the first morning, seemingly from the room below. Perhaps we were unlucky, but it didn’t make for a restful stay. Ironically, our room on a previous visit in another part of the hotel was much quieter. Checkout echoed the lack of warmth at arrival. After dropping our keys in the box and leaving the parking pass, someone abruptly called “Room number?” with no “please,” “thank you” or “safe journey.” A simple farewell would have made a difference. We left feeling that we weren’t made to feel as welcome or valued as before, and agreed this may be our last stay at B+B York. With many excellent hotels across the city, we’ll be exploring alternatives. If B+B York reads this, we hope the feedback is taken in a constructive spirit. As returning guests, we are loyal and easy-going, and rarely complain. But small gestures and attention to detail matter, and on this visit, the hotel fell short.
