The Sycamore Guest House! This elegant Edwardian townhouse, built around 1904, is a small family-run guest house in York. It is a 5-minute walk through the Museum Gardens to the Minster and city center. The rooms feature tea and coffee making facilities, a flat-screen TV and free WiFi. Every morning, guests will enjoy a selection of breakfast options including full English breakfast. The Sycamore Guest House is 10 minutes' walk or a short taxi ride from York Railway Station with its excellent rail links to the rest of England. I would like to add my take on this property Don't be fooled by the double fronted photo of this palatial place. It looks impressive but the reality is you're seeing the neighbour. If you are lucky enough to be placed on the 2nd floor then you are under the eaves. With the head of the bed at its lowest point. To me it was like sleeping in a coffin. The bathroom was smaller than most wardrobes. So small it couldn't fit a sink. Access to the room is via 2.5 flights of narrow unprotected stairs with no fire doors sealing your access should a fire break out. The access to the roof room or room 6 is via a narrow passage which for sure does not comply with 2005 width fire regulations. Having an uneasy one night our 3 day stay was curtailed for safety issues. The owner was hostile aggressive and in your face intimidating. He billed for all 3nts. We are now in dispute. My guess is that the fire dept is not aware of the second floor. I will happily liaise with the fire dept as to why I believe that. The room was cold. But from a good point the owner provided a heater on the second day. On arrival the owner asked for the 3nts £400 in cash. But what do I know it seemed irregular. We love visiting The Sycamore Guest House in York. We stay there everytime we visit the city. It is a lovely family run very friendly guest house with lovely inviting cosy rooms. The breakfasts are fantastic. Its a lovely walk onto York. There is safe inexpensive car parking on the road outside the guest house which is at the bottom of a cul-de-sac. We can't recommend it enough. We will be going back very soon.

Booked for 3 nts, room was freezing, although when asked the owner provided a heater. Situated in the eaves of the house, at the top up several flights of stairs. If you worry about being trapped with a fire then this room is not for you. The owner was uncooperative. The room was not serviced after the first day. The front image of the property, half is of the neighbour. We left early after 1 nt but the owner has charged for all nts.

Wonderful hosts and a lovely guest house. Spiros was incredibly helpful and friendly. It is perfectly located for walking into York either by the river or through the museum gardens. We had a great stay here and would definitely recommend it.

Fabulous host. Very welcoming. Carpark just outside house on road very cheap compared to other properties in same area. Room,4, top floor so not good for mobility issues. Small room, could do with a touch up. Very small bathroom and normal double bed, so not for us larger people. Breakfast was absolutely fantastic everything you could need to start the day. The host even supplied is with proper mugs for our coffee instead of t-cups. Yes I would return, maybe book inadvance to get a more spacious room. And the host was superb. Very close to the York gallery and only 5mins walk into town centre.
