|Big things are happening in Barnsley, and if you're interested in business growth, jobs, or just what’s being built in your area, this one’s for you. Gregory Property Group, working with Commercial Development Projects Limited, has officially purchased a 10-acre site at Junction 36 of the M1. The plan? To build three brand-new industrial units, covering around 125,000 sq. ft in total.
If you’ve ever driven past the Dearne Valley Parkway and wondered what’s next for the area, well—here’s your answer.

A Major development in the making
The land, bought from Barnsley Council, already has planning permission, so there’s no waiting around. Construction kicks off before the end of February 2025, with the whole thing expected to be finished by February 2026. The project will be handled by Marshall Construction Ltd—so expect the site to start looking very different, very soon.
This isn’t just any industrial park. The development is part of the Hoyland North Masterplan, a framework designed to bring new investment, jobs, and high-quality buildings to the area.
Why this site? Location, location, location
John McGhee, Managing Director at Gregory Property Group, summed it up:
“The site is a high-profile and popular location for industrial occupiers because of its excellent transport links and local labour force.”
And he’s got a point. Sitting just a few hundred yards from the M1 at J36, it’s a dream spot for businesses needing fast access to major transport routes. It’s also an area with a skilled workforce, making it even more attractive for companies looking to set up shop.
Plus, this development isn’t just about concrete and steel. The design includes green spaces, with trees, shrubs, and flowers planted to improve biodiversity and make the area a more pleasant place to work. A nice touch for both people and nature.
Strong partnerships and big ambitions
This isn’t the first time Gregory Property Group and Commercial Development Projects Limited have worked together, and it probably won’t be the last. Simon Marshall from Commercial Development Projects is looking forward to it:

On the council side, there’s plenty of enthusiasm too. Councillor Robin Franklin, Barnsley Council’s Cabinet Spokesperson for Regeneration and Culture, made it clear that this is a big win for the town:
“We're thrilled by this new development, which proves that Barnsley is open for business. It’s in an excellent location with great links to the M1, and we’re excited to see how the land is developed for the new high-spec industrial units, which will encourage business growth, provide new employment opportunities for our residents, and boost our local economy.”
In other words, this isn’t just about buildings—it’s about jobs, investment, and growth for Barnsley.
A complex deal, but worth it
Big projects like this don’t happen overnight. Barnsley Council was advised by Shoosmiths, with Kellie Hatton leading the legal side of things. She acknowledged the effort it took to get here:
“This is a complex site which the council has worked hard on to realise value for Barnsley, so it really is a great achievement to know that the developer will be starting on site soon.”
The hard work has paid off, and now the countdown is on. By early 2026, Barnsley will have a brand-new industrial development, boosting the local economy and bringing new opportunities to the area.
