Belvoir don’t seem to be flexible in terms of their viewing windows in my opinion. From my experience today, they expect potential buyers to work around them . I requested a viewing at a flat on Lowgate, to basically be told their that their property agent didn’t want the hassle of accommodating me. The manager then proceeded to tell me that they had lots of other viewings at the property, almost insinuating that they can afford to pick and choose bits of business here and there. As a vendor, I definitely wouldn’t be happy with this company!s sales approach. Especially given that I confirmed that I would be in a position to purchase immediately with no chain involved!

With regard to 27 Cheriton Close; It would be easier and faster to list the good things about Belvoir than the negatives that I’ve experienced with them. Belvoir consistently leave repairs in tenant’s houses as ongoing. I’ve had issues with damp, mould, insects coming in through cracks/gaps in the property and drafts since shortly after moving in that still remain 6 years down the line. Other issues are just deteriorating as they’ve never had anything done with them, or if they have, it’s been the cheapest temporary repair. I’ve had to spend hours with Citizen’s Advice just to get them to sort some mold, when I had a pregnant partner and a very small child living in the house, and even then it was left for over a year before being sorted. I’ve also been left with no cooker for over 2 weeks when the integrated cooker failed, with no real apology or compensation. The landlord ‘Gemma’ of 27 Cheriton Close is the greediest landlord I’ve ever lived under. The house was bought incredibly cheap and had some cheap, very poorly executed renovations done by Kuljeet (Belvoir’s Owner) before being sold on to Gemma. Gemma has always failed to get repairs done in a timely fashion but now believes that the property is worth £250 more than the area’s expected rental cost despite the issues with damp, mold and the drafts caused by the windows not being correctly fitted - you could pull the window frames out by hand if you tried. The house is cold, the double glazing is failing which can be seen from the condensation between the glass, there’s no thermostat at all so heating the house is a case of having the heating on until it becomes almost too hot and then turning it off at the boiler. Half an hour later it will be cold again due to the lack of insulation and improper fitment of the windows and doors. They arrange Colin (their contractor) to attend and he doesn’t show up, almost as if they’re just trying to get you off the phone for a few more days until you have to chase up the contractor not attending. When Colin does attend, he will not fix the issue, he slates Belvoir, mentioning they haven’t paid him for 6 months or so, before leaving as he needs to order something, which then takes weeks. When he finally returns, the quality of the work is so poor, I believe a 5 year old child could do better. Belvoir are rude when speaking to them, if you manage to get them as they consistently don’t answer the phones or email or texts on their mobiles. On the day I returned the keys there was nobody at the office until 10 past 9 as Alisha had gone to the shop and on her return I got a very abrupt ‘what can I do for you?’ as a greeting, if I was there to enquire about renting a property I’d have left without even enquiring due to her attitude. Whilst providing such a poor service, they’ll issue section 13s and force rent increases onto the tenant. I’ve had issues with agreements that have already been made years ago before Gemma became the Landlord falling through, you cannot trust a word this company says. We were given a section 21 eviction notice for chasing up repairs as the landlord was looking to increase the rent price again, without the repairs outstanding from before the last rent increase being sorted. Belvoir were issued with an improvement notice by Hull Council as the property has fallen below necessary standards and Alisha and Colin thought it was a laugh and a joke when they came to the property - 6 months later the necessary improvements have not been completed. They go through staff like hot cakes, they get someone new and a week later they’re gone - there’s obviously something very wrong with the company if staff don’t want to stick around for more than a week! If you want to be treated like you’re renting from cowboys who make your life hell, with no interest other than taking your money, this is the place for you - otherwise don’t waste your time viewing 27 Cheriton Close.

Alishas been a pleasure to work with, shes always there when I need. I call her and get an update straight away, she took over my property and had to deal with some awful tenants and has now secured me much better tenants that havent caused any issues. I am now selling my house with alisha and will be coming back when I next need a property managed in Hull.
