|Finding a place to live that’s both affordable and doesn't cost a fortune to heat can feel like a massive challenge. It seems like everyone is looking for somewhere safe, warm, and easy on the wallet. Well, some good news is on the horizon for people in Hull, as building work has just kicked off on some brand-new homes designed to be exactly that. On 06 October 2025, a new project started that promises to deliver dozens of high-quality, energy-efficient houses right where they're needed.


A fresh start for Orchard Park
Something exciting is happening over in the Orchard Park area of Hull. A new development called Isledane is officially under construction, bringing 34 new houses to the neighbourhood. These aren't just any old houses; they are top-quality, affordable homes available for social rent directly from Hull City Council. This project is a big boost for the area, which has been marked as a priority for regeneration, meaning it's getting some much-needed investment to improve housing options for local people. The company in charge of the building work is Caddick Construction Limited, a team with plenty of experience in this kind of construction. They've just signed a contract with the council, and work is now properly underway. This new development at Isledane is adding to the 99 other affordable homes already being built at nearby Dane Park, showing a real commitment to improving the housing in Hull. It's all part of a plan to make sure there are more choices for people looking for a comfortable place to call home.
What makes these homes so special?
So, what’s the big deal with these new houses? Well, they are designed to be incredibly energy efficient. This means they are built to keep the heat in during the winter and stay cool in the summer, which is brilliant news for anyone who dreads opening their energy bills. One of the coolest bits of tech being installed are air source heat pumps. Not sure what air source heat pumps are? Think of them like a fridge, but working in reverse. A fridge takes heat out of the inside to keep your food cool. An air source heat pump cleverly takes warmth from the air outside (even when it’s cold!) and uses it to heat the water for your radiators and taps. It’s one of many environmentally friendly, low carbon features being included. These clever bits of kit use a lot less electricity than traditional heating systems, which helps people save money and is much kinder to the planet. It’s a smart way to tackle climate change, one house at a time. The goal is to create homes that are not just affordable to rent, but affordable to run, too.
What the council has to say
It’s clear that Hull City Council is listening to what residents want and need. The portfolio holder for housing, Councillor Paul Drake-Davis, shared his thoughts on the project. He said:
“Residents have told us that their top priority is having somewhere safe, comfortable and affordable to live. We’re able to provide that whilst also making these homes really energy efficient. This latest development in Orchard Park allows us to expand the available housing options, and they add to the hundreds of homes already built in the area in recent times.”
This shows a real focus on the basics: giving people a secure and affordable foundation. By making these new homes so energy efficient, the council is helping to future-proof them against rising energy costs, making life that little bit easier for the families who will move in.
The team effort behind the building
A big project like this doesn't just happen on its own. The Isledane scheme is a great example of different organisations working together. The building work itself is being handled by Caddick Construction Limited, with the whole project expected to be finished and ready for families to move in by early 2027. Funding this kind of development is a huge task, and the money has come from several important sources. A portion of the funding comes from Homes England’s Affordable Homes Programme, which supports the creation of new affordable homes across the country. More support comes from the Brownfield Land Release Fund. What's 'brownfield land'? It's just a term for land that has been built on before, like an old factory site or a disused car park. Using this kind of land for new building is a great way to recycle space and avoid building on green fields. This fund is managed by the Ministry of Housing, Communities and Local Government. Finally, the Hull and East Yorkshire Combined Authority has also contributed through its own Brownfield Land Fund. It’s this teamwork that makes building vital new homes like these possible.
Part of a bigger plan for housing in Hull
This development isn't a one-off. It’s a key part of Hull City Council’s much bigger Housing Growth Strategy. This strategy is an ambitious plan to support the delivery of almost 6,000 new homes in the city over the next six years. It’s all about making sure that as the city grows, the housing options grow with it, providing a mix of different types of homes to suit everyone. By focusing on projects like Isledane, the council is ensuring that new developments are not only plentiful but also high-quality, affordable, and environmentally friendly. It’s a forward-thinking approach that helps both people and the planet, creating comfortable communities for years to come.
