Philip Lovel, the managing director of Lovel, mentioned that the planning process has already generated a lot of interest.

Mr Lovel said: “We have had a few approaches since we submitted our application for outline planning permission with companies registering their interest. The next step is to work on the details which will be specific to each occupier – access, appearance, landscaping, layout and scale.”

He added, “We are doing that now with one business and we hope to make a start on their project later this year. Meanwhile we are following up with the other businesses which have been attracted by the size of the site, its location and its ready availability.”

This shows that the wheels are already in motion. It's not just a plan on paper anymore; conversations are happening, and the first project on the business site could kick off before the year is out. This is a significant expansion of the existing employment area, providing modern floorspace that is currently in high demand.

Mr Lovel explained the thinking behind the expansion: “We recognised the attributes of what is a great strategic location but as others have arrived space is again at a premium. The new site presents opportunities for large scale businesses in our area who are thinking of expanding for more space or to add to their existing services and facilities.”

He continued, “It also sends out a message much further afield that there are opportunities here for people who want to come into East Yorkshire.” In short, the area is becoming so popular for businesses that it's running out of room, and this new site is the answer to that problem.

What kinds of businesses will be there?

This development isn't for small start-ups looking for their first office. The units will be a minimum of 80,000 square feet, which is pretty massive. Mr Lovel commented on the market demand: “There is a strong market for this type of development because there are very few places that can accommodate buildings of this size and this has space for several, with the motorway network on its doorstep. Nearby sites are almost at capacity and the area is becoming a hub for industry generally. “This site is suitable for uses including distribution, storage, light manufacturing. It’s ideal for supporting the growth of local businesses and attracting significant inward investment.”
