A proper makeover for Bell Farm apartments
In a project announced as nearing completion this week, a total of 40 apartments across Huntington Road, Bell Farm Avenue, and Middleham Avenue have been completely overhauled. Think of it as a home renovation show, but for an entire community. The goal was simple but massive: to make these homes way more comfortable, much safer, and a lot cheaper for the tenants to run. During the work, existing residents were moved into other homes, and now that the final touches are being put on these refurbished apartments, a number of them have decided to come back. And who can blame them?
These returning tenants will be joined by new neighbours from the local area. This is all part of the local lettings policy, which includes a clever idea called rightsizing. It’s a simple concept that helps everyone. Imagine an older person or a couple living in a big three-bedroom house after their kids have grown up and moved out. By moving into one of these new, modern apartments, they get a home that's easier to manage, and their larger house becomes free for a family who really needs the space. From bedsit to brilliant
Let's get into the good stuff – what’s actually changed inside these homes. The transformation is huge. For starters, every single one of the apartments now has brand-new kitchens and bathrooms. So, we're talking modern fittings, clean spaces, and none of the leaky taps or dodgy cupboards of old. Behind the scenes, there's been a complete rewire and full replumbing, which is the kind of serious upgrade that gives residents peace of mind.
One of the biggest changes is the space itself. What used to be small bedsits have been cleverly redesigned and rebuilt to become spacious one-bedroomed apartments. This was done by demolishing old extensions at the back of the buildings – which, from a different era, contained asbestos – and replacing them with larger, safer, and much more modern structures. This creates a proper living area, a separate bedroom, and a much more versatile and healthier living space. And of course, a fresh coat of paint and new decoration throughout makes everything feel brand new.
Getting cosy and cutting costs
One of the worst things about older homes can be the constant battle against the cold and damp. The City of York Council tackled this head-on. A huge focus of this project has been on making these refurbished apartments super warm and energy-efficient. Damp is officially a thing of the past, thanks to much better ventilation and some serious insulation.
Here’s the clever bit. The old, inefficient heating has been replaced with modern, energy-efficient heating systems. Specifically, they've installed low-energy air source heat pumps. In simple terms, these act like a fridge in reverse. They cleverly take warmth from the air outside (even on a chilly Yorkshire day!) and use it to heat the home and the water. It’s a fantastic technology that can dramatically lower energy bills. To make sure all that lovely warmth stays inside, masses of new insulation has been packed into the lofts, under the ground floors, in the wall cavities, and even on the outside of some walls. It’s like wrapping each building in a giant, invisible cosy blanket.
More than just four walls
A great home isn’t just about what’s inside; it's about the community and space around it. The shared back gardens have also been given a new lease of life. They’ve been levelled out and prepared with new topsoil, ready for grass seed to be sown in the spring. The idea is to create a pleasant, accessible space where residents can relax, meet each other, and maybe even get into a bit of gardening.
To top it off, practical touches have been added to make life easier. New timber garden sheds provide handy storage space, and new bike stands have been installed for cyclists. It shows a real understanding of what people need. These aren't just housing units; they're homes designed for modern living, providing a fantastic environment for all the tenants.
