This ‘upside down’ former Coach House takes full advantage of the heart-stopping views over Roundhill Reservoir and the soft green hills surrounding it.
Nestled high in the moors near the pretty market town of Masham, this contemporary coach house conversion occupies a scenic spot overlooking the smooth waters of Roundhill Reservoir, where a patchwork of fields and gently sloping hills stretch out as far as the eye can see.
More cosmopolitan than rustic coach house, the interiors here are chic, while keeping comfort and cosiness front and centre. Arranged in a upside-down living arrangement to maximise the light and the gorgeous views, you’ll find the kitchen and the living room on the first floor where traditional timber beams criss-cross cavernous ceilings and plenty of light streams in through large Velux windows. Nestled under these statement beams, you’ll find sleek navy cabinets, a plush electric range and a contemporary kitchen table and chairs, while in the sitting room traditional tartan sofas are balanced against a modern fireplace, beautiful coffee table and a smart TV.
French doors lead from the sitting room onto an elevated terrace where romantic country views over the rolling pastoral landscape and the impressive reservoir can be enjoyed. Complete with outside seating and a barbecue it’s an ideal spot for an evening sundowner watching the reservoir move through various shades of silver as the sun dips over the horizon.
State-of-the-art appliances, comfort beyond belief and a clever layout that is choreographed around entertaining and dining en famille or with friends characterise Roundhill Coach House, which has benefitted from generous renovation. The owners’ recent overhaul saw them carve out a separate utility room – where soggy walking socks and muddy trousers can be easily washed and tumble dried following long romps across the moors – and adding beautiful bathrooms with contemporary stand-alone bathtubs, powerful rainfall showers and uplit mirrors.
Located on the ground floor, the three bedrooms are dressed in neutral hues, deep, fluffy carpets and thick curtains. Most impressive is a capacious en-suite master bedroom with a sumptuous superking bed, striking modern lighting and a snuggly sheepskin rug. Another spacious double and a bee-themed bunk room, with one single bed playfully elevated over two further singles, completes the sleeping quarters.
Outside, a pretty flower-strewn garden and the owners own lawned area (accessed via the courtyard) is a particularly tranquil spot for soaking in the bucolic Yorkshire views, when not gazing into the reservoir over a morning brew from the terrace. But the real beauty of this stylish bolthole is the map scribbles of stunning Yorkshire Dales walks from its doorstep such as leisurely ambles around the reservoirs of Leighton and Roundhill and trails through the beautiful Hackfall Woods, while walks on Masham Moor standout for hair-raising views of the Upper Nidderdale and the Vale of York.
The historic market town of Masham with its restaurants, pubs, galleries and celebrated local breweries – located just six miles away – is well worth an explore, while further afield an abundance of abbeys and castles (from Fountains Abbey to Middleham Castle) provide plenty of day tripping material, as do charming towns such as Pateley Bridge, where quintessential Yorkshire tea houses, antiques stores and bakeries selling parkins and fat rascals can be found.
Location
Roundhill Coach House is set in an elevated position overlooking Roundhill Reservoir in the stunning Yorkshire Dales National Park with views of the Arnagill Tower opposite, you couldn’t be any closer to nature. A multitude of scenic walks and mountain bike trails are found right on the doorstep, leading to local attractions and beauty spots.
For all its sense of blissful isolation, the cottage is just six miles from the quaint town of Masham, which boasts two award-winning butchers, a grocer, bakery, small supermarket and a monthly farmer’s market (on the 1st Sunday of the month), making it a great spot to stock up on local produce for your stay. For more extensive shopping, there are Marks & Spencer and Booths supermarkets a little further away in the historic cathedral city of Ripon which is fifteen miles from the cottage.
Leyburn and Pateley Bridge are also both within a half hour drive, making it an ideal base from which to explore all the Yorkshire Dales National Park has to offer.
The Victorian spa town of Harrogate is also within an hour’s drive where you can explore the rich and eclectic arts and culture scene, with many galleries both private and public showing a range of works in various mediums and styles.

Roundhill Coach House has a large terrace, with exterior lighting, overlooking the reservoir and the surrounding countryside. Access is from the lounge and the terrace is furnished with a BBQ and a large exterior table with seating for up to eight.
There is a side garden available for guests through a gate from the courtyard area in front of the property.

There is ample parking for two cars.
