It looks like big changes are on the horizon for the area around York. A massive new community is starting to take shape in Monks Cross, Huntington, and it’s a project that will completely transform the local landscape. The homebuilder Redrow has officially kicked things off, with construction now underway for what's being called a new garden village. This isn't just a handful of new houses; it's a huge, long-term development planned over the next 10 years, designed to create a whole new place to live, work, and play. The first phase of this ambitious project has begun, promising a new style of community living for the area.

A village from the ground up

Imagine building a whole new village from scratch. That's pretty much what's happening here. This massive development is set across a sprawling 164-acres of land. Over the next decade, this site will slowly blossom into a complete community. The full plan, announced on 09.03.26, includes almost a thousand new homes—970 to be exact. But it's about much more than just houses. The vision for this new garden village includes all the bits and pieces that make a place feel like a proper community. We're talking about a new primary school for local families, sports pitches for weekend kickabouts, a handy local shop for a pint of milk, and even a brand new country park for dog walks and lazy Sunday strolls. A consortium of developers is involved, with Redrow, part of the larger Barratt Redrow group, leading the charge on the first part of the construction.

What's happening in this first phase?

So, with a project set to last 10 years, what’s happening right now? The diggers have moved in and the initial construction is officially underway. Redrow is building the first 314 homes in this opening phase, which has been named Monks Cross Village Gardens. This first collection of homes is being built with a mix of people in mind. A significant portion, 30% of the properties, are designated as affordable homes, helping more people get a foot on the property ladder. On top of that, 5% of the plots are set aside for people who want to build their own place, as part of a self and custom build scheme. This initial phase is setting the tone for the entire development, with the first homes expected to go on sale this summer.

Homes that are smart on the inside and out

The houses themselves sound pretty special. They are all from Redrow's well-known Heritage Collection, which takes inspiration from classic Arts and Crafts design—think traditional-looking homes that feel like they've been there for ages. But inside, they are anything but old-fashioned. The properties will range from two-bedroom starters to large five-bedroom family homes.

What's really interesting is the focus on energy efficiency. Every home will be built with something called a 'fabric first' approach. In simple terms, this means the house itself—the walls, windows, and roof—is built to be incredibly well-insulated, almost like it's wrapped in a giant cosy blanket. This stops heat from escaping, which is great for your bills. They'll also come with an Eco Electric specification. This includes clever bits of kit like air source heat pumps, which work a bit like a fridge in reverse, pulling heat from the air outside to warm up the house and the water. This technology, combined with underfloor heating on the ground floor, means the homes will be much cheaper to run and better for the planet. The goal is to create homes that are not just comfortable, but also have a low carbon footprint.

The whole idea of a 'garden village' is about blending homes with nature and creating pleasant spaces for people to live. Steve Jackson, the sales director at Redrow Yorkshire, explained the vision. He said, “True to the original garden village concept championed by Sir Ebenezer Howard, residents will enjoy green streets, tree-lined avenues, and easy access to open spaces.”

It sounds like a lovely idea. Instead of just roads and houses, there will be carefully landscaped areas and plenty of greenery. Jackson added, “This first phase will also include landscaped public areas and walking and cycling connections that will form part of the wider masterplan.” So, from the very beginning, the infrastructure for a green and active lifestyle will be built right in. The plan is to develop the village in carefully managed phases, making sure that green spaces and facilities are delivered alongside the new homes, creating a balanced and thriving community from day one.

What's the neighbourhood like?

Location is always a big deal, and this new village seems to be in a great spot. It’s close to the existing village of Huntington, which already has a good selection of restaurants, cafes, and local shops like a butcher and a pharmacy. For a bigger shopping trip, both Monks Cross Shopping Park and Vangarde Retail Park are only about a mile away from the development. And for those who need to commute, the transport links are excellent. There are regular bus routes that can get you into York city centre, which is just three miles away. If you’re driving, it's a quick 10 to 15-minute trip. The new homes are also well-connected for travel further afield, with easy access to the M62 for journeys to major cities like Leeds, Sheffield, Hull, and Newcastle.
