•Let’s be honest, when people think of an ‘office’, the picture that comes to mind isn’t always thrilling. It's often grey carpets, rows of identical desks, and lighting that’s just a bit too bright. But what if an office was designed to be a place people actually wanted to be? A new project in Leeds is aiming for just that. The serviced office provider, WorkWell, has given everyone a first look at what its huge expansion at Carrwood Park is going to look like, and it’s a world away from the boring old office. By releasing some slick CGI imagery on April 7, 2026, they've shown how a former NHS building is being transformed into a seriously modern and premium workspace, set to open its doors in summer 2026. This new space is all about providing a flexible workspace that genuinely supports the needs of a modern business.

A new kind of office space at Carrwood Park
So, what’s happening at Carrwood Park? Essentially, a former NHS building is getting a complete makeover. We're talking about a huge 8,675 square foot scheme, which is being turned into a high-spec, flexible office environment. This isn’t just about putting in new desks. The whole building has been completely reimagined by designers from the Manchester-based NC Studio. The plan is to create a space that has a bit of everything. There will be private office suites for teams that need their own four walls, but also plenty of collaborative areas and breakout spots for when people need to work together. It’s the kind of office designed for how people work today – sometimes you need quiet concentration, and other times you need a shared space to bounce ideas around. This expansion is a big deal for Carrwood Park as a business destination and shows how WorkWell is continuing its growth across Yorkshire. The new building is designed to support businesses looking for a top-quality, flexible workspace that’s easy to get to. It provides a premium experience for any business that sets up shop there.
What does it actually look like? (a first look)
The recently released CGI imagery offers a fantastic first look at the new environment. Forget walking into a dull, soulless reception. The entrance has been designed to feel warm and welcoming, using soft finishes and clever lighting to create a calm atmosphere right from the start. It's about making the arrival experience a good one for everyone. At the centre of the building, there’s a big atrium that's being turned into a dynamic shared space. This area will support both focused work and teamwork. There will be breakout areas to encourage people to chat and connect, but also quieter zones for concentration. And for those important conversations, there are dedicated meeting rooms and even discreet call booths. It seems like they’ve really thought about the different ways people need to work throughout the day. The kitchen is set to be a central hub, a place for informal meetings or just grabbing a coffee and having a chat. Across the entire workspace, things like flexible lighting and smart acoustic solutions are being used to create a calm and refined setting that helps people perform at their best. It's a workspace designed around the human experience.
The thinking behind the design
There's some really interesting thinking behind the design of this new space. It’s not just about looking good; it's about creating an environment that feels right. The team at NC Studio took inspiration from some surprising places. They looked at the local history of Garforth, which has 'Old Norse' origins, and even the sculptural work of artist Henry Moore. This might sound a bit arty for an office, but it's all about making the space feel more human and natural.
Lucy Goddard, the founder of NC Studio, explained their approach:
“Carrwood Park is rooted in a narrative that brings together strength, artistry, and wellbeing. We drew on Garforth’s historic ‘Old Norse’ origins to introduce the triangle as a quiet but confident motif - symbolising resilience and structure - then softened this through the influence of Henry Moore’s sculptural language, allowing the space to feel more fluid, human, and intuitive.”
“Rather than designing a conventional office, our ambition was to create an environment that supports how people genuinely want to work and feel. The spatial rhythm encourages moments of movement, pause, and connection, balancing individual focus with collective energy. This is reinforced through a palette of muted, earthy tones - warm neutrals, terracottas, and natural greens - that anchor the space in its landscape, alongside tactile materials and layered lighting that bring warmth and depth. The result is a workplace that feels considered and calm, but also dynamic; an experience-led environment designed to support wellbeing, creativity, and meaningful collaboration.”

More than just a building for business growth
This whole expansion isn't just happening for the sake of it. It’s a direct response to what’s going on in the region. Yorkshire is buzzing with business growth, with lots of ambitious companies in sectors from tech to manufacturing choosing to base themselves here. And as these businesses grow, they need a workspace that can grow with them. The demand for a premium, flexible workspace is on the rise, and this new WorkWell building at Carrwood Park is perfectly placed to meet that need.
Oliver Corrigan, the Managing Director of WorkWell, commented on this growth:
“Yorkshire continues to be one of the most exciting regions in the UK for business growth, attracting ambitious companies across professional services, technology, manufacturing and beyond. Demand for high-quality, flexible workspace is growing rapidly, and Carrwood Park is an ideal location to meet that need.”
“The new building has been designed to offer a workspace experience that supports productivity and wellbeing while also creating a strong sense of community, something deeply rooted in our values here at WorkWell.”
It’s clear the project is about more than just providing an office; it’s about creating a supportive community and a brilliant overall experience for tenants.
