|A Historic Halifax Landmark Is Booming Again
For years, businesses have debated whether employees should return to the office or stick with remote working. But at Dean Clough, a historic 22-acre site in Halifax, the answer seems clear—companies are choosing to set up shop in this impressive location, leading to a surge in new office deals.
Over the past 12 months, more than 112,000 sq ft of space has been leased, with an extra 22,000 sq ft under offer. That’s more than 20% of the entire 600,000 sq ft estate, showing that businesses are prioritising high-quality, sustainable workplaces that also offer great amenities.

What’s so special about Dean Clough?
If you’re from Halifax, you probably already know about Dean Clough’s deep history. Once the home of the world’s largest carpet manufacturer, the site is made up of 16 stunning Victorian mill buildings stretching half a mile long. But rather than staying stuck in the past, the development has been carefully transformed over the last 40 years into a modern business and cultural destination.
More than 150 businesses now operate here, employing over 3,500 people. And with its spacious public areas, extensive parking, and new EV fast chargers, the site offers everything modern businesses need.
Big names moving in
The past year has seen a wave of companies either relocating to Dean Clough or expanding within the site. Some of the biggest new occupiers include:
- Activate Group – Expanded into a 13,870 sq ft space
- Aggregate Industries – Secured 1,918 sq ft
- Seven Glocon – A global company taking 2,750 sq ft for its UK base
- Ramsdens Solicitors – Moved into a 5,340 sq ft regional office
- The Creative Core – A visitor experience design company leasing 1,476 sq ft
Education is also becoming a key part of the mix, with Calderdale College opening a 12,834 sq ft digital creative skills hub in 2024, specialising in games design, esports, film, and media. The college is set to double its student intake this year, adding even more energy to the site.
On top of these, 22 smaller office deals have been signed, totalling 15,000 sq ft, and another 12,822 sq ft is being redeveloped for a major public sector tenant.
A growing hub for TV and film
If Dean Clough looks familiar, you might have seen it on screen. The site has become a go-to location for TV and film production, with the crew for Sally Wainwright’s upcoming Riot Women series recently setting up shop there.
It’s not the first time the development has been used for filming—Marvel’s Secret Invasion, Happy Valley, The Gallows Pole, High Hoops, and Ackley Bridge have all been shot here. Its blend of historic architecture and modern facilities makes it a perfect backdrop for high-profile productions.
More than just offices
Dean Clough isn’t just about work—it’s also a cultural hotspot.
- The site has six public art galleries and a subterranean theatre.
- The Arts Charity at Dean Clough recently expanded into a 7,724 sq ft building for a new installation.
- New wellness and hospitality businesses have moved in, including Revive Wellness (a contrast therapy club), Hubb Coffee Bars (which has expanded), and Lucy’s Little Bake House (a much-loved café that’s now hiring more staff to keep up with demand).
Even established companies are choosing to renew their leases. Major businesses like Prestige Gifting (the UK’s largest online florist), Fuel Card Services Ltd, and SSP (a global insurance software developer) have all committed to staying at Dean Clough.

According to Jeremy Hall, Chairman and Managing Director of Dean Clough Ltd, the past year has been a hugely positive one.
“With our commercial property agents reporting a healthy pattern of growth in market deals, and many employers now advocating a full return to the workplace policy, we are certainly seeing the effects of this. Trepidation through the pandemic, Brexit, and the change in Government is also starting to diminish with a renewed outlook on sustainability and wellbeing in the workplace.”
He believes Dean Clough’s success comes down to its characterful, energy-efficient buildings, strong sense of community, and rich cultural scene. And with an ongoing investment programme, there are still plenty of opportunities for businesses—whether they need a small one-person office or a huge 55,000 sq ft Grade A space.
