This redevelopment, known as Royd Edge Mills, showcases how expert engineering can breathe new life into old industrial sites while providing much-needed housing for local communities.
Royd Edge Mills Development
Royd Edge Mills is located near the charming village of Meltham, which sits at the edge of the beautiful Peak District. This site has been transformed from its industrial roots into a bespoke residential development featuring a variety of 30 new homes. These range from cosy two-bedroom apartments to spacious five-bedroom detached houses. The first and second phases of the project have already been completed and occupied, with the final phase nearing completion.
The site's history dates back to the late 1830s, when it began as a mill that harnessed water from nearby Royd Edge Moor. Over the years, it became a thriving dyeworks but eventually fell into disrepair, leading to the demolition of its buildings. The remnants of this industrial past presented a complex landscape, filled with old foundations, quarries, and watercourses, which needed to be carefully navigated during the redevelopment process.
Engineering Challenges and Solutions
Given the site's challenging conditions, Dudleys was brought in as engineering specialists. Their expertise was crucial in managing both below-ground and above-ground works, as well as the necessary drainage for the new homes.
Some of the specific challenges included:
- Excavating old structures like basements and wheelhouses.
- Dealing with steep bedrock that complicated construction.
- Ensuring proper drainage connections for both plot and mains.
To tackle these challenges, Dudleys recommended a new strategy for site levelling. This involved using various foundation solutions, including shallow trench, deep trench, and pile foundations. These designs not only connected to existing drainage systems but also managed surface water effectively.
One innovative solution involved cutting back a former mill pond, which removed the need for a high retaining wall and created a more visually appealing environment. This approach not only enhanced the aesthetic appeal but also reduced waste and increased the overall value of the development.

Rather than opting for the straightforward solution of constructing a retaining wall, we took a more innovative approach.”
This forward-thinking mindset allowed for the creation of new woodland walkways, which help the development blend seamlessly with the surrounding natural environment. These walkways will also facilitate easier maintenance for future residents.
